2. Anything that hinders your ability to finance, legally occupy or insure the home.
3. Deficiencies that can become major defects - A small roof-flashing leak, for example.
4. Major defects - An example would be a structural failure.
If any of the above are identified by your home inspector, discuss them with your Realtor right away.
Finally, you should not have to worry about the quality of your home inspection and report. New York State regulates the licensing of home inspectors and dictates systems that must be included in the inspection. Ask potential inspectors what you can expect from them before you hire.
